Whether you're visiting for a family vacation, romantic Seattle getaway, business trip, sporting event, concert or one of Seattle's many festivals and special events, Ballard makes an incredible home base. 🚆 IMPORTANT: ACTIVE RAIL LINE We want every guest to know exactly what to expect before booking. The home is located alongside an active railroad line, and trains can be seen and heard from the property during both daytime and nighttime hours. There is no set train schedule. Some days are relatively quiet, while others have more frequent activity. Passing trains typically last approximately 1–8 minutes, depending on the type and length of the train. We've taken several steps to make the interior more comfortable, including new double-pane windows, sound-reducing finishes, premium white-noise machines in each bedroom and complimentary earplugs. The primary king bedroom is located at the back of the home, furthest from the tracks, and is generally the most insulated bedroom. Closing the bedroom door and blinds and using the provided sound machine can further reduce outside noise. Sound sensitivity varies significantly from person to person. Many of our guests adjust quickly to the trains, while train enthusiasts and families with children sometimes find watching them pass to be a memorable part of the experience. We personally love the unique combination of passing trains, boats on the water, Olympic Mountain views and incredible sunsets that makes this location unlike anywhere else. That said, if you are an exceptionally light sleeper or require a completely silent environment, we want to be transparent that this home may not be the best fit for you. If you're comfortable with passing trains and love the idea of waking up to panoramic Puget Sound views while staying in one of Seattle's most desirable neighborhoods, we think you'll absolutely love it here. 🚙 PARKING Free parking is available along 37th Ave NW near the rock retaining wall and hedges. Please do not park in the carport or in the two spaces at the dead end that block access to the carport. The far-left space at the dead end may be used when available. 🔑 GETTING TO THE UNIT The home is located on the second level. Walk through the right side of the carport and down one flight of stairs. Unit #2's private entrance is located at the bottom of the stairs. We use a smart keypad lock, and you'll receive your unique access code prior to check-in. ✨ WHY GUESTS LOVE IT HERE Panoramic Puget Sound & Olympic Mountain views Incredible west-facing sunsets Private deck King primary suite 2 bedrooms + dedicated office/den 2 full bathrooms with walk-in showers Queen sleeper sofa Heated bathroom floors Fully equipped kitchen Blackstone flat-top grill Air conditioning Fast WiFi + dedicated workspace Smart TV In-unit washer & dryer Pack 'n Play Walkable Ballard location Steps from the Burke-Gilman Trail Minutes from Golden Gardens Beach Easy access to downtown Seattle Come experience Ballard, Puget Sound and the Pacific Northwest from a home designed for memorable Seattle stays. My wife Melissa and I stayed here for our wedding weekend at Ray's Boathouse. Being so close to Ray's was so convenient for us! On our wedding day, there was plenty of street parking for our vendors to come and go smoothly. My wife absolutely loved the natural lighting from all the large pane windows and the gorgeous views of the Sound while she was getting ready for the ceremony. The place was beautiful, incredibly clean, well-kept, and perfect for relaxing. Chanel made sure it was stocked with plenty of surplus supplies, so we never felt like we were running low on anything. Even though we were on the middle floor, it felt like we had a ton of privacy. We live in a condo and are used to upstairs noise, but the sound from upstairs here was very minimal. We loved sitting outside on the porch to watch the sunset together—and the cozy fleece blankets provided were very much appreciated! My new brother-in-law and I also loved playing chess with the beautiful glass chess set. The kitchen is a total pleasure to cook in, with plenty of cabinet and refrigerator space for bringing your own food, and I loved using all the ceramic cookware to make breakfast and dinner. As a big train enthusiast, it was a huge bonus being so close to the railroad tracks and watching the trains go by! For light sleepers, they thoughtfully provide a white noise machine and earplugs for the train noise, and the blackout curtains in the bedroom really help. The bed in the master bedroom was very comfortable. The bathrooms had amazing showers and floor heating, and we loved that each room had a dimmer switch. The bathroom mirrors even had different light temperature settings that you could easily switch between! I will say that the counter space in the bathrooms was a little limited, but with all the other amenities, we easily made it work. Our host, Chanel, was an absolute pleasure to work with! My wife really appreciated that with Chanel, it is truly all about the details. She added some personal touches that made us feel so welcome and ready for our wedding celebration the moment we first walked in. Working with Chanel felt less like a business transaction and much more personal, and she was always incredibly responsive to ensure we had a memorable weekend. We look forward to working with her again in the future. Thank you again for everything!
